Conditions, Covenants and Restrictions - Article V:
No building, fence, wall, stairs or other structure shall be commenced, erected or maintained upon the Properties, nor shall any deviation from the original exterior finish or color scheme, exterior addition to or change or alteration therein, such as replacement of garage door or other door with a different style door, adding a window or fireplace stacks, filling in under the units, constructing a fence of any nature or any other alteration visible from the outside, be made until the plans and specifications showing the nature, kind, shape, height, materials and location of the same shall be submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures, topography by the Board of Directors of the Association or by an Architectural committee composed of three or more representatives appointed by the Board. It is the intent of this Article that the external appearance of the homes remain uniform, that fences will not be permitted except in exceptional circumstances, and that only very minor changes, if any, will be approved. Failure of the Board or its designated committee to specifically approve the request for change within (30) days after submission of the request shall be deemed to constitute a rejection of the request.
The attached forms have been adopted by The Board of Directors in conjunction with an appointed committee of three members which are also owners. Please take the time to read the attached documents. Should you have a need for any type of remodeling, remediation or improvements that would take place on any part of the exterior of your unit you will be required to submit this application along with any plans, attachments, required permits etc. involved in the process PRIOR to the start of any exterior project.
Also, you would be required to submit any documents or plans included in the remodel or remediation of the interior of the unit should this include ANY reconstruction of the electrical, plumbing, ventilation or party walls.
These items may include but would not be limited to: x Roof replacement x Deck replacement x Column replacement x Exterior Painting (contact the management co. for appropriate colors.) x Windows, doors x Siding x Installation of satellite dish x Concrete (driveway or patio) x Patio extensions x Topography including any rock gardens or walkways x Signage of any type x Temporary containers such as POD's (are not allowed) x Trash dumpsters x Garbage Can enclosures x Patio or deck enclosures
Permits will need to be presented as well for any exterior construction that would require inspections or permitting and also for any type of interior wiring or plumbing.
Remediation: For any unit that is being stripped or gutted due to Chinese Drywall inspections permits and approvals will be mandatory.
